Flat-Roof Leak Repair
Leaks at seams, drains, parapets, skylights and HVAC curbs on rubber, modified and metal flat roofs — found, fixed and sealed.
Where flat roofs leak
- Open or shrinking seams on EPDM rubber roofs
- Flashing at parapet walls, curbs and skylights
- Roof drains and scuppers
- Blisters and cracks in modified bitumen
- Coping and masonry above the roof — water can enter the wall and show up as a roof leak
Repair first, coat if it makes sense
Sometimes a few targeted repairs are all your roof needs. If the roof is aging all over, coating the whole roof after the repairs is usually better value than chasing leaks every year. If the roof is too far gone, we’ll say so.
Full rebuilds when needed
Where decking or insulation has rotted, our crews cut out and rebuild the roof deck before any new roofing goes on.

Questions
Can you fix a leak in winter?
Yes, temporary and many permanent leak repairs can be done in cold weather. Full coatings wait for the right conditions.
Do you repair the parapet walls too?
Yes. We are masonry and exterior-wall contractors, so coping, brick and stucco above the roof are part of what we check and repair.
Can my roof be coated instead of replaced?
Often, yes, if the existing roof and insulation are mostly dry and firmly attached. Wet insulation has to be cut out and replaced first. If too much of the roof is wet or the deck is damaged, we’ll tell you it needs replacement instead.
