Silicone or acrylic?
Silicone handles standing water (ponding) well and stays flexible in cold weather. It is the usual choice for flat roofs in our climate. Acrylic costs less and works well on roofs that drain properly, including many metal roofs. We recommend the product that suits your roof, not the one with the best margin.

Questions
Can my roof be coated instead of replaced?
Often, yes, if the existing roof and insulation are mostly dry and firmly attached. Wet insulation has to be cut out and replaced first. If too much of the roof is wet or the deck is damaged, we’ll tell you it needs replacement instead.
Which roofs can be coated?
EPDM rubber, TPO and PVC, modified bitumen, built-up/gravel roofs (after gravel removal) and metal roofs. Each needs different cleaning, primer and detail work.
How long does a roof coating last?
That depends on the product and the thickness applied. Coatings are typically specified for 10 to 20 years, and many can be cleaned and recoated at the end of that period instead of tearing the roof off.
